Understanding Ohio's Zoning Laws

Understanding zoning can be confusing. Zoning often limits those who are building a home or business on land they have purchased. It is important to stay knowledgeable on the zoning laws in your specific location. A basic description; Zoning is the government splitting land into diverse sections or zones to control how the land is used. This is done to safely limit and protect what is being done with land, this benefits the general public. Along with setting restrictions on how property is used; there are restrictions on how property can look as well. 


Since Ohio is a home rule state, there are no statewide zoning laws. This gives counties, towns, and cities the privilege of enacting their own zoning regulations. This includes Residential zoning, Commercial zoning, Agricultural zoning, etc.


Residential zoning entails single-family residences, suburban homesteads, apartments, and condos. Residents are limited from placing a mobile home in any of these zones. 


Commercial zoning includes shopping centers, malls, offices, and clubs; and has limits on how close a building is to another building, and what type of business is going up. All of these are limited by commercial zoning laws. 


Agricultural zoning protects the district to not getting heavily invaded by residential properties, so the farm industry can thrive. If you or someone you know intends on building on newly purchased land, ensure that you stay updated with zoning laws before getting in too deep.
